I guess I'll have to point this out since people don't understand this - it is near impossible to find new construction condos nowadays for less than $500 per foot, as construction costs have gone up so much. Builders can't afford to sell for less. So, there will be no "deals" anytime soon, unless you get a unit from a flipper who is willing to take a loss. Even in a location as poor as this, condos will still be $500+ per foot.

Exactly, that was my point. I think people are under the impression that just because you are buying in a "risky" area that you're going to get some kind of bargain, when that's just not true.

PUMP HOUSE IS COMING DOWN VERY SOON!
if im correct they are going to build a 6 story building + retail,that tells me that area is getting hotter considering that hoboken is getting maxed out on land in few years. |

Are there any positive sides to buying into this location?
close to light rail? Exactly how safe is the area at night? Anyone have info on pricing? Any views from those who bought into this building? |

$500.00 per sf can be found. I just purchased in the Grove for $503.00 for approx 1400sf 2b/bd with a large balcony. I looked at Neapolitan but wanted true steel and concrete construction,not 4" sheet pans on concrete. Looked at Skyclub, not for me. Velocity um, definatley not for me.
