I have purchased a unit at the grove about 1 year ago and recently heard something from a friend who is looking to buy at 700 Grove. It was mentioned that maintenance charges will be free for a certain amt of time as an incentive for new buyers. Has anyone else heard this or can confirm this?

I really hope that isnt true!! I have to pay the first three month up front and I bought in January.By this I mean at closing I have to pay the first 3 monts.

are you making a one-time payment equal to 3 months of maintenance fees

OR are you prepaying the first 3 months of maintenance?

Yes it is the first....The one time payement. And then pay the monthly fee.

If everyone has to make the one time payement and then not have to make a maintenence fee payement after that until they say so ....that would then be fine with me. We need the one time payement to start the board. If this is the case...Im for it.

Every person who buys at 700 Grove will pay the capital contribution. It will be the same when anyone buys in the building. You will have to pay monthly maintenance starting the day that you move in until the day you move out. It is the same for all condos.

It is a common error to make. I see it all the time even from people who have purchased condos before.

Believe it or not, there is some truth to that. When Toll started closing units at the Sky Club's 2nd building, notes were placed in owners mailboxes by management that condo dues were not due until further notice. Those initial owners did not have to pay dues for several months. I closed 6 months after the closings began and had that note in my mailbox. When I called management, they said maintenance bills were now being paid by owners. We did have to pay the nonrefundable 3 months capital contribution at closing.
