level to dropping slightly.. new supply from future remaining buildings will compete with completed / flipped units, putting pressure on pricing.

no it wasn't. I bought in the first phase, day 1. That unit was $938k. Owner still made a killing so I get your point, but don't mislead with false info.

price appreciation or not depends on the unit in question...I wouldn't make such a blanket-statement

The blanket statement about prices not going up...I think they'll be lucky not to drop. (Read the article about luxury waterfront condos in Boston dropping 40% lately? Hoboken may not suffer as much, but we're not immune.)
I've noticed a lot of stuff on the market that is just not selling. There is soooo much to choose from, and more coming on line soon. I know Maxwell is Maxwell - but I am still not going to be the chump that buys that property at what I consider to be PAST the top of the market. Remember how people were going crazy for Maxwell units during the days of the phone lottery? Now Toll is advertising release of new units in the paper (see Saturday's Hoboken Reporter). Maxwell will probably be a great property - but I really don't think now's the time to be buying. |

There are only so many Maxwell condos with straight on views, especially corner units. Maybe units with no views will drop or at least stay level, but I can't see how demand for these prime units will drop. Maxwell is the only waterfront development I would consider. I don't think any other Gold Coast project will have more amenities, shops, restaurants, etc. than Maxwell. It will be a community unto itself, which is very attractive. |
