Not really - NJ taxes are unacceptably insane. Sure NY prices are higher than in other areas, but NJ taxes are the worst. Just look at taxes on NYC places - there are brownstones worth several million with taxes lower than your average NJ suburban home. There are Brooklyn brownstones with taxes lower than Hoboken condos. The other issue, as has been discussed on this board, is that your 16 K in taxes gets you...? Nothing, particularly in Hoboken. At least in some NJ suburbs you can find decent schools for your money. |

You logic is flawed. Manhattan lacks many of those things as well, and given the prices you will be paying 15-20k for a new construction 2bd that is nice and large.
Incidentally, we're not talking 15-20k for taxes in Rumson, the area I mentioned, but 30-50k/year for the houses in the price range I mentioned. |

We had this choice to make recently.
We went the brownstone route - simply can�t bear living so close to people who are completely thoughtless any longer. So we had a choice between a brownstone or the �burbs, and we chose a brownstone. 20 x 100 lot, very high ceilings in the living room and formal dining room. Huge yard. basement rental unit bring in 1700 per month. We�ll take it over when we decide it makes finacial sense to do so. I love having a view of the city (as we did before), but not enough to have to put up with a cramped condo lifestyle any more. Especially not at such a high price. The taxes and maint. are a total joke. Also there are about 480 condos on the market in Hoboken right now and a total of 20 houses. That included single and multi family homes. It�s all about supply and demand, and houses are selling fast while condos sit. Speaks for itself. |

To each their own -- what's the point of your question, really? Why do you care what the people on Kannekt think? Do other people's opinions change yours? Or is the original poster just looking for people to agree with him/her? Or are you a RE agent or Maxwell seller? Me, if/when I can afford it, I'm a brownstone guy. I am thrilled that people puff up their boring, cookie cutter, white cubes of prefab, sheetrock Maxwell House fabulousness. That means there's less competition for me when I go buy my brownstone. To each their own taste -- but you know, there are a lot of people out there who think your posts sound like desperation. |
