Review - Just bought a duplex in the Pier House on the Marina side. Our realtor was upfront about the noise at the Sand Bar. After living in Manhattan for several years in different buildings, I can say that all apartments whether rentals or condos have different problems, and that no building is perfect

Review - I have visted a friend on the 4th of July and I was impressed by the building. It is right on the marina and some units have a direct view of the Statue of Liberty. One of the best thing I loved was the heated pool. My lost for not being able to afford this condo.

Review - They notified owners in April, and the increased maintenance fee took effect in April as well. It's possible this increase had been discussed in open board meetings before that time, but I did not attend those.

Review - I have lived in the building since it opened and it has been a pleasure. We have not experienced any significant problems with our unit from day one. The residents are generally very friendly. To answer the question about the duplex apartments they are selling for significantly over $800K now and at that they are a bargain compared to what you are getting. The last one was listed at $789K and a bidding war took it well over $800K. I do not know if any are currently on the market.

Review - Been in Pier House since a couple weeks after it opened and appreciate it more and more all the time. Today a hint of sunshine, and I'm chomping at the bit for the pool to open (last year we opened before Memorial Day, didn't we?)? A glass of wine after the commute home from work at the pool - not much better than that. Remember when I first moved in, some old dude complaining about not enough equipment in the gym, but I've never had a problem getting in, and at least half the time the only person there anyway. Best are the front doormen - helping with packages, laundry delivery, calling a cab in bad weather -- tremendous. As JC continues to blossom, value will increase further. Glad to be settled on the water already.

Review - I have lived in the Pier House Condo's since 2002. I feel that it is a great place to live. I have a unit facing the court yard so I don't hear any noise from the sand bar. And I agree with a previous comment posted. You should not buy a unit facing an outside bar and expect peace and quiet. As for the children comment, I think all the complaints are overblown. I have a daughter and everyone on the fourth floor where we reside was told to please have the children stop playing in the halls, which has happened. What does happen on occasion is that neighbors with children run into each other. My question to the person who wrote that is this? Should we just clamp our kids mouths shut and keep walking when we inevitably run into our neighbors? Or is it alright with you if we chat for 5 minutes? I walk around the building at all hours and find it to be very quiet. Yes in the summer it can get loud and crazy in the neighborhood. But that's life. Things could be a whole lot worse. Maybe those complaining about noise all the time should consider moving to a retirement community or out to the county so you can go to bed to the sound of crickets. There is a reason it's called Jersey CITY. I think people just love to find something to complain about. A legitimate gripe would be the fire alarm that goes off once a week. It goes off so often that people have started to ignore it. God forbid if there is ever a real fire. In closing, it is a great building, with a great pool, in a great location.

Review - I think the Pier House is one of the nicest buildings in the Paulus Hook area and offers great value for your money. The apartments are spacious and most of them have nice marina views (unlike the Pulte or KHov new developments) and the gym and the pool are amazing. In my view, it makes sence that apartments here are significantly more expensive than what Fulton Landing is offering pre-construction.

Review - Sounds like a lot of sour grapes here withthe last few posters. It's a quality building in a great location and has more amenities that some of the other properties, like the pool.
That's why they are getting $524K for a one bedroom. I highly doubt the other developers will start lowering their prices in a rising market. That makes no sense.

Review - In regards to the Post about 1 bedrooms in the Pier asking $524,000. I find that questionable and also have noticed a trend with Weichert being the realtor of these unquestionably high asking prices. About 3 months ago they showed me a property at the corner of Washington and Sussex asking $525,000. First they told me it was 1000 square feet. Then they told me it had granite counters, marble baths blah blah blah. I went to go look at the place and it was a disaster. The apartment hadn't been updated in 15 years, it was a rental conversion to a condo, the closets had holes in the door and were off the hinges, it smelled like cats or some sort of animal, there was barely any light, the stove and refrigerator was from the 70's and it was barely 900 square feet after i told them they were on crack. If you are going to spend $525000 on a place the least they can do is be honest about the square footage, and fix up the kitchen and bathroom with new appliances. The nerve this realtor has for asking and supporting the buyer at these prices in my opinion is unethical and/or unrealistic. Of course all the sudden they are representing 3 1 bedrooms at the Pier at that price, what owner wouldnt love the thought of selling their 1 bedroom at that price. In my opinion I wouldnt trust that agency as a buyer from what i have seen them try to sell. But then again at the end of the day if it sells at that price that is the market value. I just find them to have the highest listings in town, and there are much better deals out there.

Review - New listings in the Pier House raises concerns about the future of the market... One bedroom units priced at $524,900 - $699 per sq. ft. - No, not new construction but - 750 square foot, one bedroom units in the Pier House. This sets a new challenge for home buyers wanting to purchase in Jersey City.
Pulte Homes (Fulton's Landing) has had brisk sales and tentatively plans to lower the price of their 1 bedrooms - between $497 to $520 per square foot. Anyone in the market for a new home should contact the sales office at 333 Washington Street in Jersey City.

Review - The previous poster raised some interesting points.
As a home owner in Paulus Hook I'd like to think that the area will remain (or even rise) in value/desirability. However, as an investor my heart questions whether (or should I say when) the housing bubble will burst.
The big question in my mind is how much the KHOV, Pulte and Liberty Terraces (plus the 75 units plans for the Bell Fuse) units will be per sqft? To my knowledge, currently no one but the developers know and I wouldn't be too surprised if they don't know.
Guessing $500 per SQFT? $500 per sqft on an �average� 1100 sqft condo = $550K add parking and a couple of upgrades and you�ll be paying close to $600K. That�s a lot of money for 1100sqft, and I�m not entirely convinced that Paulus Hook will not become saturated. Of course if they�re priced $500+ per sqft and they sell like hot cakes then I guess that�s great news for all of us home owners.

Review - The Pier House duplex, $730,000, has received a lot of attention in the last few months. As a homeowner in the Pier House, I understand that the condo had a full-price offer.The Jersey City market has been heating up for a few years. The Pier House offers amenities not offered by other developments in the area. Some developers in newer construction are charging a premium for parking and others don't even provide parking to buyers. Jersey City waterfront property is a finite commodity. New York buyers come to Jersey City for the access it provides to the city, waterfront lifestyle, and the Paulus Hook neighborhood. Goldman Sachs has determined that the US real estate market is about 10% over valued and that a correction is not in the near future. The NYC Metro market will remain strong and buyers coming to Jersey City do not come here looking for bargains anymore, they come here for the waterfront lifestyle. Khov (no view condos) and Pulte (marina views) will start their new developments that will add over 100 new condos to the area. This will only help fuel the market for The Pier House and all the amenities it offers. Fisher Development is building Liberty Terrace, a luxury condominium project that will be built on the last parcel of land to take advantage of a NYC downtown, Bay and Statue of Liberty views. The market for Jersey City remains strong and the Pier House will be in demand.

Review - We LOVE the building, the neighbourhood, and the people, who are very friendly... Most of doormen are friendly and helpful. Having a young family w/ a baby, we found that our kid quite enjoy the time w/ other kids in the building as well as ourself...

Review - I have lived in the Pierhouse since sping 2002 and think it is great. We had minor issues when we first moved which are typical with new construction and all have been fixed. We find it very quiet and never hear our neighbors. The building is very well maintained and the pool in the summer is fantastic. The neighborhood is also coming along very nicely and is constantly changing for the better.

Review - We have lived in Pier House since it opened late in 2002 and we are very happy with our home.
There are many comments about the building that do not acurately reflect reality. We have had some minor problems, but nothing that is abnormal for a new home and the builder (TCR) has been ok at fixing things. We would definitely buy here again if we were given the choice.
We lived in the area before buying at Pier House, so we knew all about the Sand Bar, but it largely affects those people living on the west side. This shall pass, of course, once Mocco gets his funding together and starts developing Liberty Harbor North. And once that happens, this area will really explode.
As for quality of construction, the building has settled since it is wood frame (which absorbs sound better than a metal frame, hence why wood was chosen), so cracks in the walls naturally occur (and have been addressed by the builder). A family member -- an engineer who builds residential and office buildings -- did a walk-through inspection for us before our closing and felt this was solid and durable construction.
We love it here. Pier House has grown into a nice little community with a good mix of young couples, families, singles and retirees. Very much like what you would find in BPC, where we lived for several years before moving to JC.

Review - My tub had also had marks, i had the maintenance guy Jimmy to get someone in to address it. they did a repair job about 6 months ago which looked good at the start but now itis beginning to come through again. Jimmy said thata couple of units have the same problem. it because the builder installed cheap tubs.
I am thinking the builder cut too many corners, the windows, the tubs, the sound proofing between the unit, the hardwood floors, the bathroom fixtures are soooooo cheap and the bathroom cabinets doors have coome off in both bathrooms.
I'm thinking I will sell in a year. the good news is the value of the unit has gone up a lot since i purchased the unit.

Review - i was talking to a couple who are renting in the pier house and they said that they were moving out because of sound problems from the neighbors to the sides
they also said there was a problem with people parking in their car space all the time, which doesn't sound very neighborly.
But the neighborhood looks very nice.

Review - For those of you Pier House owners who don't know, 'The Sand Bar', with its loud music, underage drinkers and drugs is owned and operated by ********, who just happens to be the landowner and developer of the huge, billion dollar Liberty Harbor North development that's going to someday cover all those barren acres. He's been promising to start construction for years with no progress shown. He's had the city take existing property there by eminent domain which is a total misuse of that condemnation procedure.

The Sand Bar was here long before Pier House.
Next time you buy a condo directly across from a Dance Club - live with the fact that it's going to play loud music into the night and not suddenly shutdown because you've moved in the area.

Review - Hi Rich: What unit you in? I just heard Sand Bar is planning a MEGA SAND BAR DANCE PARTY on July 4th. They are going to take over car park with live outdoor band, big beer trailer and late night outdoor grill. Plus a firework display. I imagine this will keep all of us awake until about 4:00am :-(

Review - AGREE!! Spend 12 month trying get the snag list fix. monthly owner meeting are nogood. All windows in the units need be replaced and all from Trammel Crowe.aLL BATH TUBS surface coating needs to be fixed THREE TIMES a bath that needs ro be recoated!!!! iT's 110% hot inside the building when 75% outside!!! Maintenace on condo is $500 each month doormans is rude.

Review - The windows are terrible. There is a significant airstream thru the side of each windows � I've stuffed the holes with tissue paper.
I'm on the ground floor and when I moved in I had a terrible mice problem because the pipes connecting the range in the kitchen were not sealed. Therefore, mice and bugs could enter and leave my unit. There is now a monthly pest controller visit � which is not fun considering my 3-year boy.
The fixture and fitting are of an incredibility poor standard, to give you an idea: The toilet seat bends when you sit on it! The hardwood upgrade is cheap veneer. The kitchens cabinet upgrades are plastic/veneer. The freezer doesn't fit its space correctly and sticks out by 6 inches. They obviously didn't design the units.
If the condo wasn't bad enough � The Sand Bar makes the place a living-hell during the summer. Thursday, Friday and Saturday night, from 11:00pm to 3:00am (some times later) the music is unbelievably loud. I can hear it laying in bed with a pillow over my head. Last summer I was sat in bed at 11:30pm, and I could hear the DJ screaming SATURDAY NIGHT � DANCE PARTY NIGHT. Not good considering I've paid more than 500K for my unit.
