Review - Guys, you really need to be smart about what you're buying in this market. I think anyone who is buying old rental conversion units is in for trouble. There are a LOT of new buildings that will be built soon at comparable price points, and if the market takes a turn or flattens those old crappy units will be even harder to sell.

Review - We just moved out of Avalon Cove after renting there for a number of years. We did not see any signs of it being rented out.

It was built as a rental property so all appliances and fixtures suit that market. Cheap reliable appliances in white, mdf countertops, mdf cabinets in the kitchen and bathroom.

The mix of renters has changed in recent years with more larger extended families living in the units - 6 adults in a two bedroom units.

Review - I am a resident at the Tower at Avalon Cove who is contemplating buying at the Portofino. I would much rather buy at the Tower given the unobstructed views and better amenities. So far, the management office has denied that either Avalon Cove or the Tower would be going condo. Basically I have heard unsubstantiated rumors that the place is being shopped around for condo but no confirmation. Is there anyone out there who has the inside scoop as to if and when either Avalon Cove or the Tower will be going condo?

Review - To the poster making uninformed comments below - how do you know that the A building will be low quality construction? They haven't even broken ground. From the rendering on the site it looks far and away better than the cookie cutter rentals (Avalon, Portofino). I know some of the projects they've done in the city and they are super high-end luxury condos. What exactly are you talking about?

Review - The Athena is low quality construction. Purchase at The Portofino or Avalon. Check out the history of this builder before you buy.

Review - I am new into this market. What would you consider reasonable for the purchase of a 1120sqf 2 bedroom 2 bath in Portofino? Corner unit with view of midtown and balcony view of Statue of Liberty on upper floor? Would you buy one or two parking spaces?

Review - Trust me, I've heard from many people it's going condo. I understand it's being shopped around. They will probably sell the units as-is or with minor upgrades. Let's see...buy old crappy rental units here or at Portofino for $600 psf or buy the new construction across the street (A Condominiums) for $550 psf. Easy choice for me!!!

Review - Buying a unit that was built as a rental and occupied as a rental is a completely crazy thing to do.

It's not like buying a used car. This is going to be your home.
