Review - I purchased C3 2br/2ba corner unit. Signed the contract a couple weeks back but am still waiting for the seller to return the fully executed agreement. Wondering if anyone else had similar experience in getting back signed contracts?
I cant wait to move in. The only thing i really dont care for is the parking situation. Dont like to have to pay an additinal $200-300/month to have valets ding your car. And theyll want $2-3 tip for the privilege of dinging your car. Might look to park my car at one of the surrounding garages given that I only really drive on the weekends.
While maintenance is high for Jersey City, but I think itll be well worth it with the doorman/concierge/security it primarily relates to.
When the real estate market corrects, so be it. Im looking to stay long term and will hopefully enjoy what I believe to be a very nice home.

Review - I was looking to purchase one of the Penthouses on the 19th floor. The floor plan was excellent, and my only problem was small: namely the location of the washer/dryer. Other than that, I think the building is going to be extremely impressive, with some excellent views for the higher units.
Yes, the pre-construction prices are high. However, once the building is finished this could possibly be another sugar house. PH units currently $750 per sqft, could top $1000K per sqft at some point in the future, so we might all be kicking ourselves for not having the vision and foresight!
Of course, the market might plateau, and you'll be left with a really nice $1.3M+ unit. This is okay if you're living in unit, but bad news if you purchased it to make a killing.
I don't think there are any bargains currently in Downtown JC, so if you're going to purchase make sure you buy in the best buildings, which will stay popular even when the market slows.

Review - Well said! I totally agree with the previous 2 posts. I'm tired of people complaining about the prices and maint fees. Hey if you can't afford it, doesn't mean it's not a great place to live. Stop complaining and go buy a condo in Journal Square where the prices will be lower. For the price we paid in Mont Greene we could easily have bought a 4 or 5 bedroom mansion in central Jersey, making my spouses commute over an hour sacrificing precious time he could be spending with our baby. Which is so important to both of us. I wish people would just open there eyes and see what other condos are charging in comparison to these. Fulton's landing which offers practically nothing and has awful floorplans are charging similar prices over 7 blocks from Exchange place.

Review - Not only is it becoming an ownership society. Time is more of value now then before. People are working longer hours both Men and Woman and they don't want to commute an hour and a half each way to get to the burbs. Spending free time with family and friends is more important than a McMansion. With both parents working and the continued demand of careers Time and convienence is of more value than space. Give these people a nice home in a community that is turining the corner with 5 minute commute. There just is such a demand for this type of place. More and more people will warm up to this idea in the future. I believe we will see a shift in the American Mindset and this is what is driving the markets close to Manhattan. McMansions are a thing of the past.

Review - I think this is going to be a great addition to the area. Seems like a much better building than the others on offer. The maint. fee is the deal breaker for me - isn't it way too high - OR is it that maint. fee is this high for any luxury high rise ?

Review - Is the builder paying for a one year lock on interest rates? Metrohomes has a program with Wells Fargo called builders best. Is the development team for Montgommery Greene offering the same package. Rising interest rates would be the only factor putting me off Montgommery Greene.

Review - C3 1250 SF - closing mid Feb/March after a lots of research and price comparison i must say Montgomery might look pricey but its well worth it - i think its going to be a great home and and a great investment -this new building will create a totally new buzz down town - great modern design great amenities -and very easy commute to Manhattan - i cant wait...

Review - There is no comparison between the standard features of a Metrohomes project and Montgomery Greene. With Montgomery Greene, virtually every luxury option is standard - stainless appliances, superior kitchen cabinetry, granite kitchen countertops, marble bathrooms, jet tub, etc. For the same options in a Metrohomes project you would have to add at least $25,000 to the price.

Review - I did some research, and for we're getting here, with the location and amenities, you can't beat it. You have granite tops and marble baths, oak floors in the entire unit including bedrooms, and all appliances including washer and dryer. Not to mention the fancy tub, and undermounted sinks. But I do think they should give top of the line products not Kitchenaid. As far as I know no other buildings offer all that. Those are all considered upgrades. I'm not sure about the new K Hovnanian condos, they may have upgrades included. They have been advertised as luxury. I also heard of another building going up close to the K Hov, called Fulton's Landing. You may want to look into those too. Keep us posted on what you find.

Review - Either you participate in buying a home and watch the equity move up or you sit on the sidelines and dream one day it comes down. I have known people 3 years ago who sat on the sidelines then because they thought prices were too high then, and they are still sitting there wishing they could ever get back to the deals 3 years ago. I would rather participate. This is a great building in a great location and you just can't go wrong in Paulus Hook with any purchase. Lets face it you have the Hudson River right in front of you, with the beautiful skyline of Manhattan, views of the Statue of Liberty and a 2 minute walk to any transportation needs you may want. Not every area in the country can boast of views of Manhattan, New York Harbor and that Statue of Liberty. But I am sure 99% of Americans would desire those views.

Review - Like the previous post had said you need to compare apples to apples. You are comparing a one family brownstone to a luxury condominium. Get real! You don't have a gym or 24 hour doorman, etc... To criticize this sales office for the high prices is ridiculous. The new condominiums at Maxwell Place are going for about the same, and they won't be complete for 2 years. The 4 buildings are so close to eachother, if your not facing the water, your looking directly into another unit. It is so congested down there, and they don't have a tax abatement, yet people are flocking to them. You need to do a little more research before making comments. Also, a 4 story brownstone is not a 19 story luxury condominium.

Review - I just called their office and they told me that penthouse units are priced at $1.3 Million and up!!! I dont care what level of service they offer but the best(historic district/paulus hook) brownstones with 4 floors of living space(3500+ sf with backyard) sell for that much and anyone with even a little sense should reject these ridiculous prices. This is after all Jersey city and not upper east side!!

Review - 157ludlow? This building does not even come close to the amenities of Montgomery Greene - it isn't even a doorman, full service building. No marble baths, no jacuzzi, no gym, no washer dryer in the units. This building should be compared to a walk up, renovated brownstone 1 bedroom in Downtown JC - which probably runs around $300-350k.
You need to compare apples to apples.

Review - There was new construction available on the lower east side (www.157ludlow.com) a couple of months back, I had checked it out. Prices ran the gamut but they had pretty good fixtures and 1 bedrooms were available for 495K.
Perhaps you don't consider LES a desirable area (there are many who do however, it's changing rapidly). Regardless, even if you look around elsewhere you can find 1 Bedrooms for 500K.

Review - Where in Manhattan can you get a 1 bedroom for 500K...with granite kitchens, marble baths, w/d in every unit, full service, luxury building? You would be looking at least 800k in less than prime location.

Review - For anyone who's interested, I stopped by the sales center last week (12/17). They said 40 out of 119 are sold. Prices for 1 beds are $343-501, 2 beds $604-694. Maintenance $778 for 2 beds, $554 for 1 beds. Taxes 1.6% of purchase price. That works out to over $1600/mo without paying anything towards the mortgage. (parking extra). Ouch.

Review - I agree with the previous post. I also bought a unit and have unobstructed views of the harbor from the 13th floor. I can't wait to move in. I have been living in JC for about a year and was waiting for the right building and this is certainly it. I also have a friend that bought a unit on the 8th floor, and he too is very excited about his investment.

Review - As a buyer I have to say I can't wait to move into this building. I was able to get a great unobstructed view of the harbor by going no higher than the 12th floor.Currently living in BPC I have watched JC change and grow over the last 5 years. For my money I couldn't touch the quality, space, or ammenities here that I got in Mont Greeene. There are more of these buildings on the way to JC so like it or not these are new ground floor prices for NYC style buildings.

Review - certain Sugar House units have sat on the market for months, for example the ground floor unit located next to the entrance. However, several of the $1.2M+ top floor units have recently sold.
Mont-Greene appears very overpriced, especially the penthouses which are between $715 and $815 per sqft, without a deeded parking space, without central air, without high end kitchen applicance (no Sub-Zero etc), but with huge monthly maintenance fees. These prices might be where the market is in 2006, when the building is finished. However right now there sshould be pre-construction prices, i.e not 30% off.
In 2004, a luxury unit can merit a max of $700 per sqft, depending upon the fixture & finishes, location, views, outdoor space, and quality of construction.

Review - I agree with the post about the pictures of the building being misleading. If you actually go there and look, you'll realize that you have to buy a penthouse at the topmost floor to be able to see any bit of the city. The rest of the units will have old buildings blocking their way.
Also I agree that these units are overpriced and the maintenance is ridiculous. Plus these don't come with parking. You have to cough another 200/m to park in their parking lot.
Its' common sense to me actually. If you buy a 600K plus two bedroom, and then you try to flip it for a profit or sell if after having lived in it for a while, who's going to give you 700K plus for a two bedroom. Look at the Sugar House. The 800K two bedroom has been festering on the market forever now, it hasn't been sold.
Smart money will buy reasonably priced properties and not overpriced ones. These units are definitely not for smart money.

Review - Sorry bub, but that's wishful thinking. Smart money has already been in and out of JC real estate. Like it or not we're headed for a tread-water phase at best and a downturn (more than likely in my opinion).
This project would have been successful a year+ ago, but people who've locked in are now stuck with dead money until 2006 when buyers can close on their overpriced properties.
The stock market is starting to rise. Interest rates too. Economics 101 should tell you what both of those factors means for the real estate market - especially in an area of the country that has seen some of the largest gains in the last several years.

Review - Montgomery Greene will be a huge success. The Downtown area is thriving and ex-Manhattanites with plenty of cash and high expectations are making the transition over. Sure, maintenance is �higher� than most walk-up brownstone condos, but this is a completely different type of building with a different type of market. The only comparable building in the area is the Sugar House. We stopped by the management office and 30% of the building is already sold. The management team is releasing units at different times to �control� demand and pricing � they are in no rush to sell units as the building will be complete in 2006. Currently, they only have limited units available for sale. Pricing has only been going up during each release. The penthouse units, which were released earlier this year, have all been sold at a cost of over $1.0 million. This is a clear indication of the deamand in this high end market and the direction of this building.
JC is not the same place it was five years ago. People here are moving into brownstones and dropping $$ into renovations and there is a ton of new condo�s being built and renovated. More importantly, there are new businesses which are supporting this new demographic � such as Marco & Pepe, LITM, Baker Boy�s and Madam Claude�s. All we need now is a gourmet grocery stores with decent produce! JC is a great place to live for its eclectic demographic, friendly community, subdued city living, convenience, and now, for its range of real estate options!

Review - From working near the site I have been able to view the progress. I have noticed that the pictures on the website for the building are misleading as they have not only been doctored to make the area look more appealing, but also to make the view of the city and river appear to be free of obstructions. In reality, the buildings surrounding Montgomery Greene are very old and difficult to look at on a good day, and the views of the city and river are actually of surrounding buildings. Not what I would want to spend my money on.

Review - Interesting points from the pervious poster... However, I'm inclined to disagree regarding the lack of restaurants and nightlife. What makes Paulus Hook so nice is that it is quiet. The Lighthorse and Nicco�s are nice bars, the deli�s are great and the owners of the local business are also very pleasant. People know each other, they say Hello. I really don't think more restaurants and bars will help the area. Take a 10 minute walk up to Jersey Ave and you have lots of restaurants. That just my personal opinion.
Regarding the prices of Montgomery Greene, I was also interested in purchasing a unit but the maintenance is a killer. I don't workout so the gym does nothing for me, I actually like the park my car and don't want a valet just to get in my car, and common deck/common room don't interest me. A doorman is a plus but I really don't receive that many deliveries. So for $800 a month the only thing I�d be getting that I *need* is hot water and gas heating, which currently costs me about $150 per month.
Is the market overpriced? The Sugarhouse is averaging $650 to $700 per sqft with one unit wanting $800. Montgomery Greene is around $580 per sqft. At the end of the day, if the units are selling then they�re probably not over priced, and I think they are selling? Does anyone know the unit of units sold?
I wish I�d purchased in the Grand View however they all sold out in no time. And the only unit left is 950,000 which is too much money for me.
I hope the market will come down but I would be happy to pay the market rate now for the right unit (there is nothing out there). I believe the Paulus Hook area is going to become more and more desirable. Everyone know it's all about location, and Paulus Hook is the best location in Jersey City.

Review - Looks like it will be a very nice building.
Problem is, it's overpriced and the monthly maintenance is staggering - around $800 - compared with other buildings in J.C. and especially in relation to condo fees in Hoboken (generally regarded as a nicer place to live). I guess if you need valet parking it's worth it, but is this really necessary?
Also, the taxes are sky-high. What with Jersey City having sold away its tax base for all these new firms at Exchange Place and Newport, they seem to be willing to make it up by taxing the hell out of new residential projects. Taxes for already-existing construction in J.C. for comparable space would be less than half. In Hoboken, same thing.
There seems little incentive to buy new construction in J.C. What with the overly-inflated (and in my opinion soon-to-be-correcting) housing market and the lack of residential services (restaurants, nightlife, etc.) in the Exchange Place area, I see no upside to buying now (Oct. 04).
